Look for these signs: the surface has faded from black to gray, water no longer beads on the surface, or you can see the aggregate (small stones) through the surface. If your driveway still looks dark and water beads up, it likely doesn't need sealing yet. We'll give you an honest assessment — if it doesn't need work, we'll tell you.

Crack filling uses a cold-pour material best for non-working cracks (those that don't expand and contract much). Crack sealing uses hot-applied rubberized material that stays flexible and is better for working cracks. We use the right method for each situation — proper preparation and material selection makes the difference between a repair that lasts and one that fails.

Typically 24-48 hours for foot traffic and light vehicles, 72 hours for heavier vehicles. However, this varies with temperature and humidity. We'll give you specific guidance based on conditions when we complete your job. Waiting the full cure time protects your investment.

Sealcoating typically costs $0.20-0.40 per square foot. A new asphalt driveway costs $4-10 per square foot depending on your area. Proper maintenance can extend your pavement's life by 50% or more. The math usually favors maintenance. That said, if your pavement is already severely deteriorated, sealing won't fix structural problems — and we'll tell you honestly if you're past that point.

ADA compliance depends on your total parking count, and requirements include proper space dimensions (8' wide with 5' access aisle for standard, 8' aisle for van-accessible), signage height (60" minimum), surface slope (max 1:48), and location (closest accessible route to entrance). We can assess your lot and identify any compliance gaps.

Late spring through early fall, when temperatures consistently stay above 50°F. In most regions, this means May through September. We don't recommend or schedule sealcoating outside this window — the product won't cure properly, and your money would be wasted.

Many potholes can be properly repaired with lasting results. The key is addressing the underlying cause (usually water infiltration), properly preparing the area, and using quality materials. However, if potholes are extensive or the base layer is severely compromised, patching becomes temporary at best. We'll assess and give you honest options.
